You may be able to decrease taxes based on new sale price

I have been decreasing the rental price of my 2 bed home in Madison Heights for several weeks.  

He owns about 10 properties and uses a rent decrease as a way to encourage tenant loyalty.

Remember even if your cash flow decreases with your lower rent , a portion of your mortgage is getting paid off by the rent money and your equity in the property and wealth are increasing every month you get that check.

They have a qualifying LTV score that gets deducted as "deemed appropriate" for properties in high crime, rural, blacklisted area, low purchase price in last 24 months and so on.. decreasing or eliminating the investors chances of being approved in favorable terms.  

Note that it didn't decrease its value in "real", it increased in fact.

I would simply capitalize that up front so as to compare apples to apples.First your increase or decrease will ONLY affect value not the cap rate,  The cap rate is set by the market. 

.)- Lawyer specializing in landlord tenant law (again you can use your landlord association and get familiar with local laws for bad debt collection, evictions etc)- Police department, do they have community outreach programs that you can join to decrease chances of crime (Cameras and lights are great, but prevention is best!)

Given the Amazon fulfillment center development, I would expect property values have increased and cap rates have decreased.
