We did paint and texture, floors, painted exterior, IKEA countertops, backsplash, dishwasher, painted cabinets, both bathrooms, foundation, and fixtures.

So my advice would be to figure out the niche you want to invest in and then concentrate on the strategies that enhance that. 

I’m currently also out of country, so I can’t  go to Home Depot to check out the materials and compare the textures myself.

Either through experience or seeing language in other leases that I liked.If the house will be vacant when you take possession, see if there are any improvements you can do that will boost rent and enhance "rentability." 

Another job estimates to replace the ceiling drywall (without texture) were close to $4K.   

In going up it was due to the roof line and there being an attic space.Adding a room on by going out needs to consider existing configuration and aspect to enhance flow and comfort of the layout.With a big lot then going out seems the most obvious solution but what are other homes like in the area?

This is a great first project for me since I'm starting with close to no capital and will need to maximize profits as much as possible.So far, all the carpet and flooring has been removed, kitchen remodel has begun, we've gotten two quotes on HVAC (the home has central heating and ducting already installed, just needs a unit), and yesterday we had our drywall guy scrape the popcorn ceilings and add a texture (which is much cheaper than floating all the ceilings flat). 

I do nothing to enhance the property, but I replace the tenants with section 8 tenants and thus pull in $1500 per unit, increasing the cash flow by $400 per month.

Taking care of them promptly has enhanced their experience.
