Quick Rental Flip in Haltom City

Investment Info:

Single-family residence buy & hold investment in Haltom City.

Purchase price: $100,200
Cash invested: $19,750

I bought this property with the intent to flip it but after sitting on the market for 2 weeks, I decided to keep it as a hold.

The rehab was $19,750 and took only 12 business days to finish.

I was able to push rents $30 above comps because of the level of rehab I did. We did paint and texture, floors, painted exterior, IKEA countertops, backsplash, dishwasher, painted cabinets, both bathrooms, foundation, and fixtures.

How did you find this deal and how did you negotiate it?

Bought from a wholesale company I manage.

How did you finance this deal?

Small, local bank.

How did you add value to the deal?

Full cosmetics.

What was the outcome?

Rented above market.
