Getting into tax deed/lien world
I am 29 years old coming into 50k. I want to invest and am looking into auctions. I have worked construction for 10+ years and know how to do about everything and if not I know a sub that does.
I do like the 1031 strategy because don’t have any desire to cash the money out. I am trying to build cash flow.
My fiancé is also okay with doing a live in flip. She is open to whatever we need to do to get ahead and plan a stable financial future.
I am very meticulous. I don’t watch tv or play games drink etc. I work from 4am to 2pm to be able to still have an income coming in but after work I get straight to homework.
I have been writing down the counties I’m interested in acquiring property. I write down the address and minimum bid then I go to Zillow or Redfin and right down the specs. When I go to the auction I will know as much as I possibly can.
I have reached out to a few successful real estate agents in the area. One I have a meeting with Monday. I sent him a message online to set up s meeting but I did not specify why. He called me and I told him I was interested in being a mentee.
From this point in the conversation he changes to oh okay well... “gives me the speal” sends me YouTube testimonials and a pipe dream ad of all the “benefits” I get. I’m sure this guy will want monthly payments and push me to make deals quickly.
I will be going to meet up with him just for the experience and I’m going to tell him I’m not paying a cent.
I know I’m worth it and if no one is willing to mentor me then I will go thru the process of trail and error solo. Which even with a mentor there will be hiccups. I’m not worried about that. That’s life
Anyone with knowledge in these types of strategies or anything you might as I will gladly take in and think about.
