Also, when you are the owner and you rent rooms to other students, you have to make sure that they understand there is a landlord-tenant hierarchy first and friendship second in case things go south later or they violate rules you all agreed on.

I would find projects with friends profitable in both friendship and monetary profit, seems like a big win win!

These types of partnerships, particularly when one or both parties are inexperienced, can often go wrong and ruin friendships so be careful there too.

Your concern about how they will leave the home backs up my assumption.This "friendship" has already cost you thousands and probably created a lot of friction and stress in your home.

I wouldn't ever recommend doing this with a friend, its business and could end the friendship. 

If it is perfect then no worries, but the one time it fails and you didn't do EVERYTHING, its going to hurt the friendship.
