By the end, we barely broke even, and the friendship?

What im hoping to gain from this group is knowledge i cant find anywhere else, i hope to meet people that i can help and people that can help me, I hope i can form good friendships on here, and i hope to find my first rental.

If you vibe with someone who is in the business and create a friendship that might be someone worth learning from. 

The two deals with friends both ended poorly with friendships ruined and tens of thousands in legal fees and court costs.

Since you’ve got a partner, an operating agreement is super important; trust me, I’ve seen friendships crumble over “handshake deals.”

Find your local REIA and start attending and find the Realtors there to build friendships with. 

Those situations go bad more often than not, costing you money and the friendship.

It takes time and patience, but the long-term benefits are well worth it.I’ve personally gained invaluable knowledge, listings, and deals from friendships I’ve built over the years.The more people you engage with, the faster you’ll achieve your goals!

As a former house hacker myself, I'd suggest you try not to get too close (in terms of friendship) with your tenants - the tenant/landlord relationship can make it tricky to become friends.Do you have a price range or down payment amount that you're targeting?

It has for myself and I've appreciate the new friendships that I formed after starting.
