How to structure a partnership?

Hello BP,

I have a friend who is interested in doing rental investment with me, they are interested in providing the cash and I will handle all the work. How do people usually handle this type of partnership? How do you handle the equity? The project will involve finding property, buy it, rehab, rent out and hold it long term.
