I'm just worried that some potential buyers will be turned off by the worn carpet/outdated paint, presence of dogs, and the fact that it was a rental for a few years.Listing agent suggests to wait until the property vacant and cleaned up before listing on MLS.

It gets critical they are now flying there once a month to collect the rent so its not stolen... they get to about 85% occ.. then it starts going the other way.. these are highly transient folks that live there.. and now its going south quick the units that go vacant need big turn over again.. after a 18 months of this they are back to 50% occ. and took an offer of 600k to let the next person who thinks they can manage D class in Memphis take  wack at it.I have seen D class in  Memphis you need it razor wired.. you need full time security and police presence.. it will be almost all female and kids
