unable to find pre foreclosure leads in Minneapolis.

Hi All,

My Name is Marcus and I have a question regarding Lead generation for pre-foreclosures and tax lien foreclosures. particularly with using listsource in the Twin Cities

I am a new wholesaler (I can sense the cringing, lol). In my first month since becoming interested, I have setup my phone, website, DBA(waiting till first deal to get LLC), pulled leads for absentee owners/recent cash buyers and began my mailing campaigns as well as set out bandit signs. I used listsource since it's what all my sources(from books to youtube) recommended.

I am currently trying to find pre-foreclosures and tax lien preforeclosures leads using listsource and what I am finding in my market is when I search for properties in my target zip codes (sfr, duplex, triplex, quad) and then select pre-forclosure from the property tab select pre-forclosure my results drop to 0 :/

I broadened my search to include all of the Minneapolis areas and I get just 248

when I go to the foreclosure tab and select pending auction sale( i was instructed via youtube this is where I'd get people whose houses are headed to tax lien foreclosure but the date of the auction hasn't been set) and set it even a yr out my results are zero!

this leads me to believe 2 things

A) no one is "motivated" in my market

B) the information on preforeclosures/tax liens is not accurate

if there is a better way to generate these leads in listsource it would be appreciated

if there is a better source of leads it would be appreciated

Would I be better off just hitting the courthouse? if so what do I ask for?

if none of the above it looks like I'll be moving in on Madison/Milwaukee territory. LOL!!!

Tough - tough niche for someone new to compete in.
