Regarding the house you currently have under contract...if you don't have the inclination to rehab it, why don't you wholesale it to another investor?

Problems I see are showing the properties, buyer who are inclined to acquire a home through a lease purchase will probably want to see the house, they won't have the confidence to contract, sight unseen over the internet.

Drug dealers do need a place to live and if they get caught you evict them, I don't see anyone being personally liable for that in that it is not negligent nor condoning but rather affording someone their due privacy - if they get caught you evict 'emI am not personally inclined to pursue such a strategy, just fishing for some healthy debate and perhaps a few response from individuals who do succeed in such a niche.The mentality that you have displayed here (and one that I generally agree with) is that of the overhwleming majority of individuals and investors.

Just get over there and handle the problem, secure the home, post no trespassing signs in the windows and on the garage door (the bank should have already done this) and ask the police to send a squad car to the area at night.That is my inclination too.

My inclination is to counter-offer with something close to my asking price but leave in the closing costs because it will be easier for the borrower to get another $1000-$7000 from the bank than come up with cash for the transaction costs.
