Your thoughts on renting to a couple with young children (like a 2 year old)

I've got a soon to be married couple with a 2 year old wanting to rent my 2 bedroom property. I faxed off their background check earlier tonight. I was just curious what the average experience seems to be with children around this age. I don't have kids myself, so I can't honestly say I know what the typical 2 year old is capable of doing to a house, but I'm worried. I've got wood floors that were just re-finished, so spills I'm guessing won't be a big deal. The stuff that comes to mind immediately are issues with walls and scratching the brand new kitchen cabinets that were just installed.

Shane... always remember that when selecting tenants your decisions cannot be made based on your concern that a child will mar the surfaces.

Families with children enjoy all of the housing protections that just about every other class does.

As for a two year old... in my experience it is the 13 to 18 year olds that are the biggest pain.
