Then Had a  Property in Rohnert Park  next to the Graton Casino.. i bought in 95 for 27k bare land 4 acres.. city grew out to us brought us in .. upzoned us. ( keep in mind I spent ZERO on this other than 350 a year in prop taxs.) and we sold in January for 1.9 mil to a local developer..

I don't see large numbers of people crowding into bars, restaurants, airplanes, and casinos until the threat is reduced. 

Unless you are paying cash for it all.Building cost are very high nowadays, typically $110sqf in south and mid west...Do your numbers and see what i mean.

@William Garcia nowadays non hard money I/O loans are hard to come by in residential real estate (especially now as non QM loans are frozen at most banks due to the pandemic).

Type of property: Single family home, manufactured home, RV/trailer, multi-family (specify unit count), mixed use (specify resi v commercial unit counts and approximate square footage distribution between the two), hotel, casino, mobile home park, other (specify).Looking at multifamily, 3 or 4 units preferred but the right duplex might be fine.

Through my time researching, especially nowadays, repeatedly I have come across articles, YouTube videos, books, ebooks, blogs, etc etc on investing in REI with 'little to none' of your own money.

Brigantine is a great beach town and we get to enjoy the entertainment and dining at the casino's.
