As for finding a cheap SFR, start scrubbing!

There's no way to filter the list for specific criteria (SFR, 3 beds/2 baths, etc), so I have been scrubbing the list, excluding commercial properties, bank owned properties, state and church owned properties.

You just have to scrub the listings daily and have others looking for you as well(wholesalers, bird dogs, realtors, etc).

I had scrubbed most walls with TSP (not all) and primed with 1 coat of kilz.

Know that I make sure to scrub for the DNC list before sending out voicemails, and if someone who isn't on the DNC is unhappy that they received a voicemail from me, I politely apologize for disturbing them and immediately add them to my own personal DNC list.I'm not actively trying to disrespect anyone, and I don't JUST care about deals.

The will scrub the app,they check everything you say twice.

I say that still, as I'm working on nailing down that first property using mostly wholesalers and diligently scrubbing the MLS every day while working my normal job. 

Are you scrubbing them against the property database?

If you are able to obtain a list my company has the ability to scrub the data and return the owners contact information.  

Hi JulieWe start showing as soon as the tenant gives notice.It has been a challenge sometimes, I remember setting up showings at a house where the tenant was away for the weekend.Just her teenage kids were home.The first showing was embarrassing, but I managed to do a garbage bag / throw stuff in the cupboards (including dirty dishes)The next tenants took the place, but I made a deal with them to have our painter / handyman come in to do a bit of painting, after they moved in.It is not always ideal, some of the hustle between tenants, but I find if you communicate well, set expectations and do what you say you are going to do, you can avoid any loss in revenue.That being said, sometimes you have to shut a unit down between tenants to do a full on scrub down.To clean properly it really takes a lot of time.Mike
