I may be a bit more of a stickler, but I'd be much more inclined to give someone reduced rent or a flat rate for this kind of work. $350 for mowing and shoveling may be reasonable there, but it seems very high to me.

I am concerned that prospective occupants of efficiency and 1br apt might be less stable (read more inclined to "migrate") than occupants of 2br apt (small family, etc).
