Which apartments do you prefer?

OK, here's the deal. I have my sight on a triplex with 1X2br apt, 1X1br apt and 1Xefficiency. I am concerned that prospective occupants of efficiency and 1br apt might be less stable (read more inclined to "migrate") than occupants of 2br apt (small family, etc). Is that right, do you guys with extensive experience find this to be true? From that perspective (rent amounts aside) is it preferable to find multiplex buildings with 2 brms rather than 1brm or efficiency? Price aside, of course, I'm concerned here just with stability of tenants? Thanks for your input

These 3 are: about 45, 55 and 65 years old respectively. Great old dude tenants that just have settled in and don't want to be bothered. I inherited all 3 of them when I bought and couldn't be happier.
