Are you using a bank or lender that is a Direct Endorser/Full Eagle meaning underwrites their own loans has delegated authority with FHA, VA, USDA, HUD...makes a huge difference7.

Worse, the contract had no cancellation period, and buyers were required to pay $41 a month in membership fees to Silver Saddle — indefinitely!

I live in Meridian, and have been in Eagle/Meridian since I got out of the Air Force in 2006, and the number of out-of-state plates is constantly growing.  

So I hope y'all never need to do a 1033 but should you have the misfortune to need to, it seems like a nice silver lining tax law.

I don't think they want to deal with such small accounts.One silver lining for you, though: if you're paying your tenant's gas bill, you're entitled to raise the rent an extra 1% per year.
