Checking 2 duplexes for buy and hold

Hey,

I currently have 1 SFH in Silver Spring, and I'm looking to buy my second property.

I'm thinking about multi family, and I'm currently checking these 2 off-market deals:

The first one:

4877-4879 n 47th

2 units 3\3.

Price: $105K - already rehabed.

Rent for both units is around $1600.

The second one:
5432 W. Melvina St

2 units - 3/3

Price: $115K

Need cosmetic rehab.

Rent?

I'm not familiar with the areas of these 2 properties.

Looks like both in a good areas, but I'm wondering what is the ARV and rent price of each one of them.

Is someone familiar with these areas and can help me here?
