With the dates being so recent, it seems unlikely that it'd be related to the chinese drywall of the 2005ish time frame, any one have more info or have defective drywall from lowes!?

But has to be inspected --specialy for houses built before 1978 ( lead paint ), asbestose or chinese drywalls-etc --How you going to make offer --if you dont know what repairs are needed and what you can sell for to an Investor.Earnest money should be reasonable --Not TOO LOW Let seller feel comfortable and feel that you are serious --not like Option Contract with $100 some guru suggests - with MLS --agent will expect reasonable amount --check first -Subject to Buyer's Partener's approval is good --many Gurus suggets that - however Seller may feel uncomfortbale -it all depends on motivation of seller and how convincing your conversation is --this is also sales - marketing and relationship business with trust.

My wife speaks Mandarin Chinese and it has helped several times.If you lack certain skills it can be helpful to surround yourself with others that can help in these areas.
