West Covina, la Marida, Rosmoor , long beach , Monrovia basically areas closer to oc that have older b,c properties where you can value add.

I have a friend in Virginia beach who has been very successful investing in real estate so it piqued my interest.

I am lining out a long term BRRRR strategy for acquiring properties in Navarre, Destin, Panama City & Myrtle Beach area.  

Its a nice, growing area with beautiful beaches!

We are particularly interested in areas allowing a great lifestyle (good food, spending heaps of time outside, close to the beach, quick and easy access to great cities, etc) such as California, South West of France, Barcelona, etc...We currently own a 2 bedroom apartment (paid cash) close to the beach and the main English schools in Malta.

Of course it's important, but I will be doing the visits, inspection, getting contractors, renting it out, dealing with tenants, and basically handing it to him on a silver platter.

It's in a great neighborhood and only three blocks from the beach front.
