I am an active duty buy & hold investor who has been winging it for the past 10 years. As I am looking to do a 1031 exchange and seeking my first all cash wholesale purchase for the first time I started searching the internet for pointers. Then I found Bigger Pockets. I have learned more in the past week then the previous 10 years. I am devouring the Blogs and podcasts. I am lining out a long term BRRRR strategy for acquiring properties in Navarre, Destin, Panama City & Myrtle Beach area. I want to thank all who have provided posts and inputs. I look forward to learning more and connecting with others.

@Chris Watson awesome strategy.  10 years of winging it to now pay cash is pretty good winging! Your geographical choice is interesting.  You may want to also check out the various vacation rental tools  and resources that are out there.  That market has shifted dramatically in the last 10 years and opportunities abound - especially in the areas you're looking at.  The usuals like VRBO, Airbnb, and Homeaway are being joined by Vacasa and a lot of geographically local efforts you can find.
