I have read a lot of posts on Residential Assisted Living, that I am considering getting involved in, and seems like many of the posts make reference to RAL Academy and noted that there is an online version and in person version . . . wondering if any of you have taken either and if you would recommend one over the other and why.

In-person interactions are great for building trust with potential investors.Real Estate Platforms:BiggerPockets: A robust platform for connecting with private lenders and investors.Fund That Flip, PeerStreet, Groundfloor: Online platforms connecting investors with real estate projects.Social Media Groups: Facebook and LinkedIn groups dedicated to real estate investing often have private investors or lenders looking to connect.Personal Network: Often overlooked, but friends, family, and colleagues may know individuals interested in investing.Private Money Brokers: If you're working on wholesaling deals, you may find brokers who have established relationships with private money lenders.Real Estate Agents: Some agents have connections with private investors, especially those focused on investment properties.For your 50% LTV, it's good to approach investors who may be interested in lower-risk, high-equity deals.

The MN statutes are all readily available online, and will be easily found via a google search.

From what I remember, and what I'm reading online right now, electric heat can cost 3x as much as natural gas.

I am not finding much material online or a book to study from.

In terms of deal flow I would reach out to a couple of wholesalers, agents and join some local investor groups either on Facebook or online local community to start.

Start by networking through local meetups, REIA groups, and online communities like BiggerPockets to connect with experienced investors.

Another lesson is to research companies online and in forums like this before you do business with them and if you decide to do business with someone, dip your toe in the water slowly and continue to research the company after you start working with them, because things can change quickly.I have some questions:1. 

Also just look online and steal some ideas...I used to Google Luxury Kitchens and then figure out how to do the same for less $$.You'll be fine with your experience.
