I wouldn't say you're going to learn as much going through an online course as you would an in-person one, but it is a lot more convenient.

I typically use regional banks to fund my deals but my 2 go-to banks have either slowed or fully stopped investment loans so recently I've connected with several online brokers but all came from ads or they reached out to me vs personal recommendations and intros so I have concerns. 

It's challenging to distinguish between genuine advice and potential scams in the vast sea of information available online.

Finding a random one online is going to be more hassle than it is worth.

I've found lots of templates online, so I think I'll be ok. 

You can also buy a Landlord Forms package from Biggerpockets, me, or find one online and hope it's sufficient and legal.You don't need an app to manage your property.
