Is there a place to find Private Investors as in one person? If so, where?

Any of these real estate apps? 

In the past we dealt with one guy, we paid a little higher interest but the ease was great. 

Looking at 50% LTV currently.

I agree with Tim, spot on.  Per your request, you need local relationships.  Find a local chapter of REIA (Real Estate Investors Association).  Reach out to real estate agents that specialize working with investors.  You could find someone in the process of liquidating their portfolio and needs someplace to put their funds.
