If I am assigning the deal to retail buyer, then I would put a limit before the end-buyer has to get his/her mortgage.Looks like Jeb Z. has purchased this system.

Let me also add that I am a big advocate of owners/landlords doing it themselves for a while just so they are familiar with what X, Y, or Z might entail, and not get ripped off on bids, etc.

I am new at the idea of flipping RE and looking for good info on how to get started.
