Hello Everyone,

I've been lurking around a little while and thought I'd join and get a little more serious.  

I came across BP because every time I searched for something real estate related, sure enough BP would come up...

So my wife and I are looking to get involved in investing. Buy and hold mostly we're thinking, probably SFR although small multi's seem interesting but don't seem very common in our area and we should probably crawl before we walk.

This really all started when we started looking around MLS and trying to find a "deal" that maybe needed a little elbow grease that we could upgrade or make a lateral move for a change of pace. Searching around I was thinking how do people get the deals, MLS doesn't seem to be really doing it, and I dug deep and the wormhole brought me here :) Just recently I've called a few bandit signs to try to get in contact with wholesalers to try to see what can be had that will probably never reach the market.

...seems like all I've been finding are...(I'm gonna coin a term that I think is pretty clever, and I'm going to offer it up to the community)...Faux-sellers.

lists of properties taht were all on MLS in the last month or so and they're offering them at around the same price as they were listed for...

In any case, I'm very interested in talking with flippers, funders, investors, wholesalers here at BP, but especially in my area.  I've been thinking about maybe firing up a marketing campaign just to find the leads I'd want to invest in myself, despite not really being too interested in wholesaling.  

Anyways, thanks for reading. I've enjoyed probably too many quiet hours staring at the flicker of my monitor soaking in the tales and advice of members here and I appreciate it all. Love the podcasts.  it's amazing to have a forum full of RE "gurus" who aren't trying to up sell.  

Looking forward to talking with you all (especially people who would like to seriously talk in Brevard county).

I have found one real wholesaler in that area.  @Priscilla Z. knows what a good deal is. I have only bought one property from her so far, but even the ones I had to turn down because of timing looked good. On the one I bought, her ARV was good, and the repairs needed were all listed and clearly documented with pictures.

Also, there is a local group there that she belongs to.
