Upon initial inspection it looks like the electrical is a mix between knob and tube and Romex (looks like it was somewhat redone in the 60s)1) we currently have 10k aside for rewiring electrical, is that reasonable?

I just went on you tube the first time I did this.

However, the inspection turned up 4 major issues. 1) electrical needs service upgrade + there is knob-and-tube wiring to the 2nd floor.2) Chimney needs a flue + rebuild from the roof up.3) Inspector estimated 2-3 year life on roof.

This property is vacant and winterized, but there is so much moisture in the basement, the water is actively condensing and dripping off the fluorescent light tubes.

I walk my exteriors during the mid-lease and move-out inspections, and the residents know they are not responsible for wood-destroying insects, so I encourage them to report anything that looks remotely like swarming termites or earth tubes on the foundation.

The heat/electric is really high considering I have the same triangle tube boiler in a  large 16 unit nearly 20000 sq ft.
