When properties become free and clear they become more vulnerable to lawsuits, so as a precaution, and especially because you already have one setup, I'd move those to the LLC.

They will give you a sales pitch and tell you that they will not try to sell you anything and end their advertisement with a sale hoping to make emotional sales to those that are vulnerable or not aware of what is going on.Maybe that is seemingly bad or outrageous to me might be that i am now 60 years old or i am from Dallas Texas or i had parents that grew me up to be more honest than many others.

My advice however is not to rush into an investment long distance with little experience, knowledge of the area or reliable contacts there.When investing long distance we become even more vulnerable to unscrupulous individuals.

If you're one-and-done you are leaving most of the meat on the table because these folks are, by definition, vulnerable and scared.You can supplement your marketing with mailings and phone calls, but nothing beats good old fashion door knocking where you can see the house, talk to the neighbors, get a sense of the borrower's grasp of the situation, etc.Remember that a lot of these people have creditors bugging them all the time.
