This unit is furnished and has some nicer linens and furnishings.

Everything from furniture, linens, rugs, lamps, etc. 

Because you dont pay flag fees, advertising fees, cleaners, laundry, linens ets.  

Since this is an STR, there is a lot of personal property - appliances, furniture, decor, linens, etc.

There will be reinvestment costs, such as the expenses of visiting to update the furnishings and linens for next season.

There are some great ideas in the original book, things such as "A clever way to write off your kids", "writing off every penny of your vacation", bookkeeping, home office and setting up your legal entities the right way.

Miller, that's a pretty clever way to avoid problems.

I would be including everything that a small family, couple or single person needs, such as linens, kitchen gadgets, utensils, etc. 

From an expense perspective, budget 20-30% for management, factor in all utilities (your guests won’t be paying them and all utilities tend to increase once you go STR), add some dollars for misc supplies, linens, toiletries, furniture replacement, etc.

If that isn't a clever (albeit heinously crooked) business model I don't know what is.Those pictures are from C-Class areas?
