I would get eyes on your unit schedule a walk-through bring some tools quick trick for a toilet is putting food coloring in the tank and if any leaks into the bowl without flushing it you know that you have a constant leak.

I had one duplex that was on a septic system too, so I included an statement that meant if the flushed any foreign object other than toilet paper, and this was found to have caused an issue, the repair would be on them (the objective being to stop flushable wipes going down there).

There were cobwebs everywhere-like you only see for Halloween decorations, all toilets were clogged and had to be removed to begin figuring out how many items had been flushed, the can goods in the pantry were empty because apparently they had been there so long that somehow bugs had gotten into them and eaten the contents.
