Investing in a 2 bedroom 2 bathroom condo

Andre Walker
Posted

I'm looking to purchase a 2-bedroom 2-bathroom condominium in the Fullerton California area. There is no rental restrictions and I can also use the property as an Airbnb. Should I invest in this property myself or just look for a buyer. It is less than 15 minutes away from Disney world and it is close to some good schools as well.

@Andre Walker, my calculations show you just dribbling out some cash flow:

$2100: GSR
($168): Vacancy - 8%
($210): Management - 10%
($105): CapEx - 5%
($105): Repairs - 5%
($295): HOA
($150): Taxes - my wild guess
($50): Insurance - another guess
($964): Debt Service - 20% down, 30-year, 4.25%
= $53: Monthly Cash Flow

This is why condos often don't work. HOA fees kill you, not that this would be a great deal otherwise.
