I live in a military town (right outside of the 29 Palms Marine base) and @Andrew Postell hit the nail on the head: it's like renting in a college town.

Nine year Marine Corps veteran here seeking guidance from other veterans who've made owner-occupied multifamily purchases in CA (or similar housing markets) within the last 5 years or so.  

I am a 62 year old Marine veteran.Armed with a verifiable preapproval I can get a suitable property here in the Phoenix area under contract, and with proper funding can purchase, remodel if necessary, reposition, and resell or refinance within 3 years, time to improve my credit.I need unconventional thinking and assistance.Thanks

And I had even read an article that the mayor or city commissioner (can't remember who exactly) was turning to the owner of the football team to help turn the city around.Jacksonville is geographically located in Florida where they have beaches, great marine/fishing lifestyle, they get three seasons (ish), are only a few hours drive away from Orlando and Atlanta and St Augustine.
