Unconventional assistance and advice needed

Where can I find a multifamily lender who will offer earnest money, closing costs & down payment for 10% of the Net and a JV equity participation for a 50/50 split when sold or refinanced? When I have a suitable property under contract, I can get a CCIM to do a BPO. I live on a small fixed income and I lack money. Because of this and fraudulent lenders messing up credit cards, I have poor credit. I am a 62 year old Marine veteran. Armed with a verifiable preapproval I can get a suitable property here in the Phoenix area under contract, and with proper funding can purchase, remodel if necessary, reposition, and resell or refinance within 3 years, time to improve my credit. I need unconventional thinking and assistance. Thanks
