wholesaling contracts and jerk chicken

 i'm a huge fan of jerk chicken.  I also own nine properties that I rent in Philadelphia...

 I understand conceptionally with wholesaling is.  i'm not really selling a property I'm pretty much selling my rights to a real estate contract to the end buyer, correct? 

are the assignment contracts that you present to an owner generic?   should I hire an attorney to draw up a specific contract for me or can I find a database of blanks wholesaling contracts online where i can rinse and repeat? is there a cap on what my assignment fee will be?  what's the industry assignment fee on properoes under 50k? 

do you put your assignment fee on the HUD? are you present at the closing table with buyer and seller?

walkerwood jerk chicken rub is probably the best rub on the market. i like to use for chicken thighs. but you need to at lease marinate for four hours.
