Hi everyone,I'm curious to hear from property managers who focus on single-family homes and similar rental properties.When a tenant gives notice to vacate, do you allow them to swap tenants, or do you consider the notice to vacate as notice for all tenants in the lease?

I literally just need to categorized income and all types of expenses.Do any of you properties investor have a recommendation on what accounting software to use for these type of set up?

The issue is that the lender  is looking for comps for a duplex, where 2 units were packaged together and sold together, but no comps exist for that in this neighborhood since all townhomes are being built and sold individually. 

I have Zillow and propstram downloaded, and I'm doing everything from my phone 

I believe they are I've done some research and from what i remember seeing on the reports, they missed 2 payments and just currently paid this past week 

Typically small towns have strong rental demand and tenants stay while.

Join your local chamber of commerce and other organizations and establish relationships.
