Saw a house, what should I know to ask

Hello everyone, I currently saw a property that was a bit beat up grass overgrown, paint chipped, the stuff they tell you to look out for. I saw a notice on the door from the city and I tried to get some info on the owner but it looks like an investment company has owned it for several years but no one has been in there. When I call the company what questions should I ask in order to know what I have to know if whether I would want to buy or wholesale (I've done neither ever) but just to get kind of a script or advice on what to say. Thanks for all your help guys!!

First step is: 1) Figure out your budget to fix this up to a nice condition. 2) What is it worth based on comparable values in the neighborhood. 3) Is there a worthwhile profit? If NO, instant pass. If YES, proceed to find the pwner via County records.
