As an investor, if comps tend to harm me more than help, then how do I make sure I'm making a good investment if I shouldn't use the comps around the house?

I realize it may be a stupid one but I'm willing to look stupid if it means I learn something. 

Just make sure you do your due diligence as not every lender who closes a DSCR (individual or LLC) loan will avoid reporting to personal credit.
