For those choosing to incorporate the affordable units,  It also means paying the city annual fees to monitor your rent controlled units for complaince,  and a bunch of other rules designed to force you to spend/maintain equally on rent controlled and market units   (If you put marble countertops in the market units they want them in the rent controlled units too).   

Just forget about the carrera marble and viking appliances for awhile ;)Duncan, you should think about offering the skills you have (drafting, design, knowledge of construction, codes, etc) to build relationships w/ investors.

Also the granite and sink came to about 1k, we purchased marble backsplash for about 400 and the stainless dishwasher/microwave and range were about 1200.

If you are building for a rental and will not be putting high-end items into the build such as marble and very expensive appliances, you find out what the cost/square foot is for production builders in your area.

Simply contact your department of Real Estate describe how your going to work and ask them if you need a license or not.. or pop on the State website and read the statues  ... it pretty clear that the way 99% of wholesalers approach wholesaling is selling with out a license..

In Florida, there are statues that protect the beneficiary.

Whatever you look at I encourage you not to do what everyone else is doing for example a basic log cabin with rustic furniture and a wooden bear statue, there are hundreds of those and it provides your potential guest no reason to pick you over anyone else's cabin.
