You definitely need insurance - one hurricane could wipe you out or cause enough damage to where it essentially (not literally) still wipes you out. 

The sooner the better and hopefully with as little damage to the property as possible.

Expect to find less desirable properties, deferred maintenance, low curb appeal, maybe even damage that needs to be repaired.

I'm assuming that once these platforms become more accepted as just another asset class (no different then mutual funds) to invest in for one's retirement (and I do believe we're going that direction) the restrictions on who they let fundraise on their sites will actually decrease a bit as the occasional blow up will do far less damage once RE crowdfunding has a lengthy track record. 

Scott, A couple of things here: 1) If this is true, and you will be getting $10M, then you should be cautious - alerting people to an amount of money this large can be dangerous, and you will get advice looking to separate that money from you from very hungry people, who will come off as very polished, but who can really do damage to your wealth.2) If you are coming into $10M all at once, then depending on the source, you will pay taxes on this.

AlsoMake sure you have insurance as temp fences fall down all the time and can cause damage to vehicles or things nearby

Explain the damages that can and will result and that he/she would be responsible to pay for any damages.Most likely probably doing it to save money in heating costs. 

I imagine a situation where you rent an expensive piece of machinery, and then their employee damages it, and now your left trying to collect from their insurance while being on the hook with the rental company.  

We served a 30-day notice of termination.If they reported it, paid for damaged, and promised to keep the weapons empty on the property or stored somewhere else, then I may consider letting them stay.
