If you received a Zoning Cert. they should have pretty detailed descriptions for the property itself and how/why they came to the determinations that they did.

So if I see 4 apartments like the description above in Farmington, NH with rents of:8509001100925I know what I'm looking at. 

It sounds from your description that a SFR here was converted into a four-plex, meaning that the entire four-plex sits within the original footprint of the house and there were no unpermitted additions. 

Sounds like a no-brainer if everything is like your description.

Be sure to have the exact parcel number and legal description.

So selling SF and buying MF is perfectly fine.Where you might have a hiccup is in your description of your current property as a flip.
