Mobile Home Deal is it worth it???

We just had a possible deal come up and are looking for feed back. Any and all advise welcomed. Its a 3 bed 2 bath 1056 sq ft Mobile home that is currently rented in a C area that is experiencing growth all around it, i.e. several multimillion dollar houses have been built within minutes and within the same zip code. I used the rental calculator and this is what it looked like. Purchase price is 70k and is currently rented for $1200/mo. I show $77/mo cash flow and a 22% CoC ROI. I have inflated all of my expenses as well as what my vacancy and management percentages should be. I plan to start out managing this one myself but wanted to include management costs as I dont plan on that forever. Good Deal???
