@Jordan Clayson In these Louisiana tax deed cases, I locate the former owner and have them sign a relinquishment (created by your attorney) with a notary and two witnesses. 

What I would witness is that roughly half of clients either have a rough idea of where they're going, and how they want to get there, and really just need someone to bounce ideas off of or need some re-assurance about their path.

If it looks like they are still living there they could claim you stole something of high value or if the parent wasn't home and a minor only was there that something occurred.If you go even if they are there you need another party for a witness in case a situation happens.Everything in investing is a learning experience.No legal advice.            

Its a sellers market wit the mass exodus of people coming from California and other densely populated areas.

I gave them several hours notice since it was an "Emergency" So I have another witness as of today to their behavior.I always make friends with the permanent neighbors next to my homes and they watch my back for me.

I just don't ever want to run the risk of being accused of taking advantage of an elderly person.  

No joke I just did jury duty for Wayne county for a similar case. landlord and friend went to evict tenant and the tenant was accused of shooting the two men.

I'm witnessing buyers over paying for homes they cannot afford; qualifying for a loan is not as difficult.In addition, I see many "investors" overpaying for multi-units that, even with a significant down payment, they'll have a challenge maintaining.
