Hi Darrel,Everyone has their own fears to deal with, it is good that you are trying to overcome yours.Before I pick up any house I feel a lot of anxiety (caused by fear) since I am new to REI also.

I read "Performance Anxiety", I found it very informative.

I'm generally not a shy person and don't have any social anxiety about networking per se.I've decided I'm going to join the Columbia REIA after the move.

I’ve spent too many hours in stress and anxiety over this stuff.

Doing due diligence is the key to preventing future anxiety.  

Any advice on how to get over that initial anxiety?

Gotta get off of the computer screen and put your feet in a mess of a property to really feel the stress, anxiety, and weight of the work, money, and risk that it takes to successfully pull that off.

I have Seizures, Anxiety, and Panic disorder.
