Personally I'm indifferent to the situation as much as I like my original tenant, I don't care who occupies the apartment as long as they are financially capable to pay the rent and doesn't destroy the apartment.

Police shut that one down in a raid too. normally they break a big hole in the house and tap into the electrical wire before the meter to steal juice. and the excess moisture destroys the plaster/drywall.my buddy was asked if the tenant can section off an area in the garage for legal pot growing. outside is -20 and he needed temps of 60F+. lol

You can buy a cheap rental for $20,000 and rent it for $500/$600 a month with a great cap rate, but you will have at least one eviction every year, you will have to rehab the home nearly every time someone moves out, then hopefully one day you will get a steady tenant but they will surely destroy the property while living there for 3-4 years.
