My best results on similar campaigns come after I have sent an owner the 4 th correspondence.Last thing, on LoopNet make sure to set you filters and set a minimum cap of 8% (for Florida that is high) what that will do is show you the listing that are higher potential for bargains.Last you may find better success looking at a different State.

Many lenders and mortgage banks have both a retail (consumer calls/meets with an employee directly, the bank/lender must bankroll all the time wasting) and a wholesale division (volume based, the broker's job is to do all the stuff that consumes time and resources).An entire trolling campaign happened a few years ago surrounding this, it was 2018 when rates had just reached a 7 year high.

You could certainly find these deals through a direct mail campaign on your own, but it depends on how much energy you are willing to invest in that.

@Handel CarterA few possibilities come to mind, none of them great for you:1) complex owner wants to expand and having that piece of property will keep them within some sort of zoning rule2) complex owner wants to buy your properties and cheaply, and will begin a campaign of targeted actions to wear you down.3) slightly better: their survey (which u have every right to demand) revealed this issue and they are documenting it for any future contingencies.
