Most effective marketing for finding apartment complexes

I'm just curious what people have found to be the most effective form of marketing for finding apartment complexes to purchase.  Cold calling the owner, direct mail, try to meet up with the owner?

knowing that they probably get multiple inquiries a year in this market, how can i stand out?  Relationships are huge, so to me it seems a little different approach is required versus the approach i take for 4 units and under.  Or am i wrong?

Find  a good commercial agent to help you. They can send out letters if need be but more importantly they know what is out there and who might be thinking of selling
