PS: I already talked to my family about investing in real estate and although they like the idea, I don't see it happening anytime soon or in an organized manner. 

Per their guidelines: "Eligible borrowers include individual home buyers, investors, nonprofit organizations, or local government agencies."

Offer to help them for free with whatever they may need in their business (be it organization, finding deals, marketing, painting their flip, etc) in exchange for their mentorship during your first deal.

I'm not sure if you're up for the drive, but a few other local BP members and I organize a free meetup each month down here in SD, which you're more than welcome to attend.

The only thing I would add to it is that when you do go to your local REIA meeting, network to find a fellow investor doing the kind of investing your want to focus on.Offer to assist them with anything they may need (finding deals, painting their flips, organization, letter campaign's, etc) in exchange for their mentorship.

There are other groups too and I hope those organizers chime in on this thread and invite you (I'm not familiar with them since I do not attend those meetings).My suggestion is to get out and meet some people and see about mentoring with someone who has been doing it for a while in this market.
