Having before & after pictures is a string tool when dealing with HMLs and real estate agents to gain business. 

LTR tenants are required to have the home professionally cleaned. 

I'm a construction management consultant (so similar to engineering) and investor/agent in the Boston area so I get the need to want/need to stay local.

I've done one flip and will be doing more this year and I'm also an agent licensed in DE, PA, and MD.

From there, adding discipline will get you to where you want.Instead what you're doing is advertising you have money, no knowledge and are going to have the average BP RE agent(bottom of the barrel quality) come here to promote their services with no regard. 

We work with an agent who specializes in leases and let her know of the properties we have available for MTR and she brings in a few reservations every year. 

Right now for me, the focus is on flipping but only because I have the right agent and contractor, I could not be successful alone.

It took some long days, nights and weekends but within 2 years I was the office manager, successful agent and wholesaling/investing in my own deals. 

I would start with either an agent who is focusing on investors, or even someone out of State.

On 1/2 price days I spend $250 and get nice clean clothes only with retail value of around $2,000.
