Get a financial planner not one of us on BP.

I've been in real estate development a long time, and most of the folks I know doing it either grew up in the business, or most of them know it from working for a larger builder, i.e. as a project manager, forward planner, acquisitions, and eventually went out on their own. 

Financial Planners all seem to recommend having a balance stock portfolio, so why wouldn't investors similarly have a balance real estate portfolio and do some of each?

Then speak with the planner to see what types of businesses / buildings they think are a good fit for the property based on the master plan for the area. 

The last two years the City Planners have decided to allow Three Story Buildings.

Conversely, a real estate advisor or financial planner will assist you in making informed decisions that align with your long-term goals.Good luck!

Possibly I can source some deals from some code enforcement people and other creative places I can think of, but that will take some time and bird-dogs.Need help with finding deals, networking whether it be with other REIs or REAs, attorneys, financial planners/funding, confidence, and knowledge.I am determined and willing to work for this.

Nick,I recommend "Certified Tax Coaches" and "Certified Tax Planners".Do an internet search for those designations "near me".They have tax-saving strategies that most tax preparers have never even heard of.PLUS they specialize in real estate.Good Luck!

A financial planner, CPA, and others may be better resources for you in deciding which is the best play here based on the immediate health needs and life expectancy.Hope this helps.
