Looking for Mentor help.

Just beginning. Have had analysis paralysis. Looking to really get going. Hoping to find a mentor to show me how it is done and can help me out! Will give back with added value. Just want to get going because I believe this is something I would be good at

I am looking to start by wholesaling in the Chicago-land area and I know you need a RE license for that which I am currently debating on. I do believe it will help, giving me access to the MLS and can run comps and have knowledge of the market.

Also, will be looking to house hack and buy and holds if I can get all the pieces to fall together.

Will be attending meetups to network.
Will be searching for my own deals with some local realtors. I believe I can talk to at least 5 or 6. Maybe they can source a deal.

Possibly I can source some deals from some code enforcement people and other creative places I can think of, but that will take some time and bird-dogs.

Need help with finding deals, networking whether it be with other REIs or REAs, attorneys, financial planners/funding, confidence, and knowledge.
I am determined and willing to work for this. Thanks for your time to read this.

@Carl Busch If you're planning to wholesale, it's best to focus on a specific niche and learn the values inside and out.

Personally, I started as a bird dog and then wholesaler in the single-family home business. From there, I became a buy and hold landlord of single-family homes. Then, I decided to cash out on my entire real estate portfolio and get into mobile home investing.

Now, I've been a buy and hold investor of mobile homes but have also added a wholesaling component to my business. I wholesale mobile homes and have stayed in the niche overall.

If you can find a niche to learn and get good at it, you'll be successful in the long run.

Hope that helps!
