Decent roller refills (microfibre, don’t cheap out), tray & liners, 5in1 tool, 6” putty knife/ scraper, good caulking gun, generally clear caulk, but good tape (frog tape almost always but 3m has some good stuff too), good 4” roller to start w baseboards, Buy a 7” dual bevel sliding mitre for baseboards.

It will save in man hours in the long run, but unless you are doing quite a few projects it won't pay for itself, and I would stick with the old fashion roller.

But I was afraid of not getting top dollar and being able to sell quickly in this market, their were 10 or more houses up for sale around me all the time, most had been up for 3 to 4 mo.I was not planning on removing the tile floor, but after removing the walls , we had a few extra tile but ended up being 3 tile short, this required removing all the tile floor and that I wasn’t planning on doing, so more time and money.Where I saved was using habitat for humanity as much as possible, buying paint (5 gal $40 , paint brushes ($2 , rollers $1) etc, the paint by the way was Sherman Williams just relabeled.

On a typical move-out/move-in job I had my "standard" tool box plus a materials box containing;the standard paint color I used for rentals-Navajo White, a bunch of paint stirring sticks (for sheetrock repair more than stirring paint), a couple of pieces of sheetrock 2' X 2', Elmer's glue, sheetrock screws, switch plates, a couple of outlets and switches, scrubbing stuff and chemicals, DOORSTOPS, light bulbs, mineral spirits and linseed oil and 000 steel wool for touching up stained wood, paper towels, TOILET PAPER, rags, paint brushes, SMALL LADDER, joint compound.Once you've gone through every room doing the "touch ups" you'll have a good idea if you need to come back with your 8' and extension ladders, paint rollers and 5 gallon can of paint and drop clothes.
